Solar Certified Homes! What are they?
Solar Certified (tm) homes are houses and properties that have been inspected for solar equipment compatibility and are eligible for installation discounts and tax credits of up to 80% to buyers of these properties.
Contrary to what many believe, not all homes can be retrofitted with solar equipment. There are many factors that must be taken into account, such as the structure, pitch and condition of the roof, orientation of the home, topography and landscaping of the lot, the electric utility provider, the Home Owners' or Property Owners' Association and local ordinances.
Benefits for Buyers:
- When you purchase a Solar Certified (tm) home, you get up to 80% in discounts, rebates and tax credits towards the purchase and installation of a standard solar powered system.
- Offsets your utility bills by an estimated 10-70%, depending on power usage, system size, energy efficiency of the home and time of year.
- The installation costs can be included in your primary financing for the property*. The equipment is installed within 30 days of you buying the home.
-
Reduces your payback time of a typical 2KW system from 20-25 years to around 3-6 years, depending on electrical rates. The higher the rate, the faster your payback!
(* Inclusion of the equipment in the primary financing is available through specific lenders or subject to approval by a lender of your choice. Not all lenders will do this.)
Benefits for Sellers:
- By having your home Solar Certified(tm), you make it stand out in a sea of "me too" homes.
- Gives your home the marketing edge you need to sell quickly.
- Moves your home to the top of buyers' lists.
- Helps to maintain or increase the value of your home by giving your buyers a way to permanently save on their cost of owning the home. And with energy prices projected to rise significantly over the next few years, this is even more valuable.
- You don't have to front the cost of the equipment AND raising the price of your home, hoping that someone will buy your house. Most home-owners can't afford to shell out $16-24,000 for a typical system.
- You get additional marketing exposure for you home through our website that features Solar Certified(tm) homes.
- There is a small one-time charge to enroll a home in the Solar Certified(tm) program. This covers the inspection, site analysis and marketing materials for your home and/or your real estate agent.

A Little About Being "Green" and My Story
|
|
"Green" is such a subjective term. It can be anything from taking one small step in reducing power usage in your home to going all the way to a "zero-energy" home with a very small carbon footprint. It's all up to each individual and what they can do that suits their lifestyle, concerns and finances. Here's what it means to me: I'm involved in a group of related industries, all with the same goal in mind, to live better, more efficiently and in congruity with our environment. I'm a licensed Real Estate broker. I've always had an interest in "dirt" since I was a kid on our small farm near Stephenville, Texas. I got my agent's license in 1981 and finally my brokers in 2005. I am a builder of very "green" homes using alternative materials and technologies. I've built homes all over north, east and central Texas with materials ranging from insulated concrete forms (ICF), structural insulated panels (SIP), steel framed, timber-framed, logs, bermed to conventional "sticks" and foam. I'm not a radical "tree hugger", but I believe, as do many of my clients, that building for efficiency and conservation only makes economic and environmental sense in the long run. It is good for the owner, for the community, for our country and the world we and our children will have to live in. I publish a newsletter called Cabins to Cathedrals for custom home building that addresses these topics and a website for building any kind of home anywhere in Texas. Sign up for the free newsletter and check out the site for information at www.preferredbuilders.org/home. I also am a big believer in alternative power. I am personally invested in a bio-diesel production plant. And of course, my clients build as green as they can for the money. They utilize the technologies they feel best fit their lifestyle and home ownership objectives. Browse the site, check out the programs and properties and when you're ready to get something done in your real estate world, give me a call. Together, we'll get it done. - Mike Michaud |
